Fortify’s pricing model is straightforward: every plan is $0 today, and the one flat fee is due only at closing — and only if your home sells. You choose the level of broker support your sale needs, and you can upgrade from a lower plan to a higher one at any point with no upgrade fees and no penalties. There is no percentage-based commission, no listing deposit, and nothing hidden at checkout.
Every plan includes: licensed broker listing review before MLS submission, full MLS entry and syndication to Zillow, Realtor.com, Redfin, Homes.com, and 100+ sites, a free broker-reviewed listing preview before any commitment, and a seller dashboard for managing your listing throughout your sale.

Elite pricing tiers

Elite fees are capped by your home’s final sale price so the cost stays predictable at every price point — and remains a fraction of what a percentage-based commission would cost at the same value.
Sale priceElite flat fee at closing
Up to $600,000$3,995
600,001600,001 – 1,000,000$4,995

Elite is available for homes listed up to $3,000,000. All fees are due at closing only if your home sells.

Built-in protections

Fortify is designed so the risk stays off your side of the table.

$0 upfront

Your flat fee is fully disclosed in the listing agreement before you sign — and nothing is due until your home closes. No listing deposit, no retainer, no charges before closing day.

Cancel before you accept

Cancel your listing at any point before accepting an offer for a flat $149 processing fee. That is the only charge if your home doesn’t sell. If your listing expires or you withdraw before any offer is accepted, no flat fee is owed.

Upgrade anytime, free

Start on Essentials and upgrade to Pro or Elite at any point — including after you receive an offer. There are no upgrade fees and no lock-in period. You pay only the flat fee for the plan you end up on at closing.

Read the agreement first

Fortify’s listing agreement is published on the website before you enter your address. There is no fine print revealed at checkout. Read the sample listing agreement before you commit to anything.

Frequently asked questions

Your Fortify flat fee is settled at closing as part of the transaction — the same way a buyer-agent commission is handled. It appears as a line item on your closing disclosure and is paid from your sale proceeds. You pay nothing before closing, and nothing at all if your home doesn’t sell. If you cancel before accepting an offer, the only charge is the $149 processing fee.
Upgrade anytime — there are no penalties and no additional fees beyond the difference between your original plan and the new one. Many sellers start on Essentials and upgrade to Pro once showings begin and they want the ShowingTime automation and lockbox. If you receive an offer and want broker guidance reviewing it, you can upgrade to Elite at that point, before you respond. You’re never locked in to the plan you started with.
Pro gives you all the listing tools — electronic lockbox, automated showing scheduling through ShowingTime, unlimited edits, broker pricing review, and priority support — and makes your listing operate like a traditionally-listed home from a buyer-agent perspective. You make all the strategic decisions yourself.Elite adds active broker involvement at the moments where those decisions carry the most financial risk: reviewing your asking price before you go live, analyzing offers when they arrive, advising on counteroffers and buyer requests, flagging contract issues, guiding you through inspection and appraisal situations, and staying alongside you through closing. If you’d normally rely on an agent for that kind of strategic guidance, Elite provides it for a flat fee instead of a percentage.
That’s your decision, not Fortify’s. Buyer-agent compensation is separate from the Fortify flat fee, optional, and set entirely by you. Most sellers do offer a buyer-agent commission — typically 2–3% — because it incentivizes buyer agents to show the home and expands the buyer pool. Some sellers choose not to, particularly when they’ve already identified a buyer. Fortify lists whatever you decide accurately in the MLS. The flat fee you pay Fortify is separate from and in addition to any buyer-agent compensation you choose to offer.
