Your Fortify flat fee is settled at closing as part of the transaction — the same way a buyer-agent commission is handled. It appears as a line item on your closing disclosure and is paid from your sale proceeds. You pay nothing before closing, and nothing at all if your home doesn’t sell. If you cancel before accepting an offer, the only charge is the $149 processing fee.

Upgrade anytime — there are no penalties and no additional fees beyond the difference between your original plan and the new one. Many sellers start on Essentials and upgrade to Pro once showings begin and they want the ShowingTime automation and lockbox. If you receive an offer and want broker guidance reviewing it, you can upgrade to Elite at that point, before you respond. You’re never locked in to the plan you started with.

You make all the strategic decisions yourself.Elite adds active broker involvement at the moments where those decisions carry the most financial risk: reviewing your asking price before you go live, analyzing offers when they arrive, advising on counteroffers and buyer requests, flagging contract issues, guiding you through inspection and appraisal situations, and staying alongside you through closing. If you’d normally rely on an agent for that kind of strategic guidance, Elite provides it for a flat fee instead of a percentage.

That’s your decision, not Fortify’s. Buyer-agent compensation is separate from the Fortify flat fee, optional, and set entirely by you. Most sellers do offer a buyer-agent commission — typically 2–3% — because it incentivizes buyer agents to show the home and expands the buyer pool. Some sellers choose not to, particularly when they’ve already identified a buyer. Fortify lists whatever you decide accurately in the MLS. The flat fee you pay Fortify is separate from and in addition to any buyer-agent compensation you choose to offer.
